This Tuesday morning we will be exploring snowflakes, the properties of water, and why snowflakes are so unique!"

(Netherlands, Germany, Switzerland and the UK) Led by frontman Cecil Abels, a native of Mississippi, a powerful vocalist and rhythm guitarist who was brought to the region courtesy of a career in the U.S. Navy. Cecil aka “Mr Sippy” has assembled a crackerjack band that has opened and shared the stages with the giants of the music, including Del McCoury, Ralph Stanley, Doc Watson and many many others. The band plays original songs and exceptional songs from a deep well of bluegrass and Americana. It’s just a fun group to spend the evening with!"

"Allison Jackson is the Associate Conservator of Frames at the Harvard Art Museum’s Straus Center for Conservation and Technical Studies and is the owner and lead conservator at Allison Jackson Frame Conservation & Gilding in central New Hampshire. Her presentation is about the ways she goes about reframing artworks at the Harvard Art Museums, which covers over a decade’s worth of work and includes a 13th c fragment of an Italian altarpiece, early Netherlandish, Italian Renaissance and Baroque art, a 19th c British artist designed frame, early 20th c American tromp l’oeil works, John Singer Sargent’s oil sketches, Edward Hopper watercolors, historic frames for German Expressionist works, strip frames for modern works, and many more."

Now that winter is here, it brings a new set of challenges for sellers. Here are a few common sense tips to follow.
- Make sure your driveway is always plowed and entryways clear.
- Keep walkways and stairs clear of snow and ice.
- Set thermostat in a vacant house to at least 55 to 60 degrees. A warm house holds more appeal and buyers will take their time looking. If a home is cold, buyers will rush thru and it leaves a negative impression.
- Put a large, heavy-duty rug in front of the door used for entry to provide space for buyers’ wet boots.
- Let in the light. Push back drapes, open blinds, install higher wattage bulbs.
- If you have great summer photos of the yard, leave them out for buyers to view.

While no housing forecast is 100% accurate, they do provide a useful perspective on what the 2025 market might look like. Below are some key points from Lawrence Yun, the Nat’l Assoc. of Realtors (NAR) Chief Economist, and Realtor.com.
- Mortgage rates are expected to fluctuate but be closer to 6.3%.
- Home values could see a modest increase. Yun predicts a 2.6% increase in the median home price and Realtor.com predicts 3.7%. The avg. of 19 forecast models shows a 3.1% increase.
- More homes are projected to be on the market – Realtor.com predicts an 11.7% increase in inventory. With an uptick in inventory, NAR feels existing homes sales would be up 9%.
NAR unveiled the top 10 housing spots for 2025. These picks were based on economic, demographic and housing factors predicted to significantly impact local markets. Among those were Boston-Cambridge-Newton, MA and New Hampshire! Bottom line, it will still be a seller’s market since home supply remains low. For buyers, the market isn’t as hot as it has been in the past few years so there should be more options and maybe less competition.
