Home Prices are Rising – According the Case-Shiller Home Pricing Index, nation-wide, home values have increased 10% in the last year. Many experts are calling for the prices to continue to rise. In NH, the median price is up 5% from last May and YTD sales are 11% ahead of last year. A 22.3% appreciation in home values over the next 5 yrs. is projected by the Home Price Expectation Survey.
Interest Rates are Rising – Freddie Mac reports that interest rates for the 30-yr. fixed rate mortgage has risen about 1/2 percentage point. The National Association of REALTORS®, the Mortgage Bankers Association, and Fannie Mae are anticipating the interest rates to further increase by ½ percent by this time next year.

We are still hearing good news about the housing market. S&P Case-Shiller home price index posted the biggest gains in 7 years. Housing prices rose in every one of the 20 cities tracked. CoreLogic (provider of real estate analytics) stated “house price growth continues to surprise to the upside with an impressive 12.1% gain year over year in April.” Lawrence Yun, the National Association of REALTORS® chief economist, said the market is solidly recovering. In the Northeast, existing home sales are 9.1% above the first quarter of 2012 and the median home price rose 2.9%.
Statewide, the New Hampshire Association of REALTORS® reports year to date through April that sales are up 9% and the median price is up 5%. At the local level, I compared sales in New London, Sunapee, & Newbury from 1/1 to 6/1 in 2012 and 2013. Surprisingly, more homes sold in 2012 than 2013 in this time period. In 2012, there were a total of 57 homes sold and in 2013, 48 homes sold. These numbers contradict both state and national trends. Keep in mind - all markets all local. I think we will see these figures change as we get into full swing with our summer selling season. Most REALTORS® seem to be super busy right now as buyers continue to take advantage of low prices and low interest rates. New London Services will be held Monday, May 27th, at the First Baptist Church of New London at 2 p.m., conducted by members of American Legion Post 40 and Unit 40 American Legion Auxiliary. Both Boy Scout and Girl Scout troops will also participate and the Kearsarge Regional High School Band will provide patriotic music. Sutton Services will begin at 2 p.m. at the South Sutton Meeting House on Sunday, May 26th. The Kearsarge Regional Middle School Band will perform. Wilmot Services will be held on Monday, May 27th, at the Wilmot Community Association Barn in Wilmot Flat at 5 p.m., led by members of American Legion Post 40 and Unit 40 American Legion Auxiliary. The Andover School Band will provide patriotic music. Warner Services will be held on Monday, May 27th. The Veterans' Detail of American Legion Post 39,members of the Kearsarge Regional High School Band and the local scout troops meet at the Legion Hall. Parade starts at 9 a.m. and marches to the General Harriman Monument in the Town Square to lay a bouquet of flowers. Parade continues around the Masonic Lodge, down church St., to the Town Hall. The flag will be changed at the Town Hall, assisted by Cub Scout Pack 67, followed by a musical program and guest speaker inside the Town Hall. All reassemble outside the Town Hall for the march to Pine Grove Cemetery to lay a wreath, rifle salute, then to Warner River Bridge to cast a wreath into the river followed by a rifle salute.
