There are common mistakes that many sellers make when they go to sell their house. As a professional with over 20 years of selling experience, here are my top 5 picks to avoid.
- Overpricing. It’s the kiss of death in a buyers’ market. Be realistic in your pricing and listen to the advice of your Realtor.
- Not getting the house ready to sell. Don’t expect to sell if you have done nothing to prepare it for the market. De-clutter, update, paint, repair, landscaping; the list goes on. Ask your Realtor what you need to do before putting it on the market.
- Being emotionally attached. Yes, your house is your home – except for when it goes on the market. Time to switch gears and understand that it has become a commodity that is competing with other properties for a buyer.
- Not Trusting Your Realtor. Unless you have a good reason to believe otherwise, you should listen to and solicit whatever advice your agent can give you. They are the ones who do this for a living day in and day out – take advantage of their knowledge.
- Ignoring Lowball Offers. Don’t be insulated if you get a low offer. Set emotions aside and view this as a starting point to getting your house sold.

Despite our tough winter, home sales are up 28% in the 10 local towns in the first 5 months as compared to the same time in 2014. The average days on market is 169 days and statewide, the median price is up 7% from last year. While our data shows a 5% increase, I believe some of that can be attributed to the higher number of lake sales with 2 sales at $2M+. Nonetheless, it’s encouraging to finally see upward movement in our market. Lately, I've been surprised to see our market area starting to experience multiple offer situations. While not an every day event, it certainly pays for buyers to be prepared should they find themselves in a bidding war. Here are some tips to help put your offer in the best position. 1. Keep contingencies to a minimum. Decide what inspections you can live without and don't add in extra clauses. 2. Find out the seller's ideal closing date and use it for your closing date. 3. Keep all contractual due dates in as short of time frame as possible. 4. Be prepared to offer over the asking price. With multiple offers, money talks and usually the higher price wins. 5. Cash offers beat offers with loan conditions. (Unless the offered price is significantly higher than the cash offer.) Present a pre-approval letter with your offer if it is based on obtaining a loan. 6. Even though you may be getting financing, you can write the offer as a cash sale with no loan contingency. You must be confident you will get the loan with no issues. Bidding wars are emotionally tough as someone always loses out. Give your best and final offer so you have no regrets if you don't get the home.
