The good news for buyers is the number of NH homes for sale is up 7.5% thru March compared to 2023. However, it is still a seller’s market as the demand for housing continues to exceed supply. The median selling price is up 7.4% at $510,000 vs. $475,000 in 2023. Homes sold at 99% of their asking price with an average of 41 days on the market, 9 days more than last year.
A more local snapshot from the 8 towns in our area shows that sales jumped 29% thru March, 48 solds vs. 37 solds in 2023. The median sales price increased 12.5% to $494,950 ($440,000 last year). Homes are selling around 100% of the asking price with an average of 44 days on the market.
You may be wondering if the volatile stock market or the potential for recession will lower home prices. Historical data doesn’t support this. Home prices usually follow whatever trajectory they’re already on. According to Cotality, home prices went up in 4 of the last 6 recessions. Also, a drop in the stock market doesn’t mean home prices go down. The stock market is more volatile. Home values tend to hold steady, even when stocks dip. And during 4 of the last 6 major stock declines, home prices actually went up.

Buying a new home before selling your current one can be tricky. It usually requires having enough cash on hand and possibly managing two mortgages at once. While it's a challenge, here are some strategies to explore.
- List your house for sale subject to finding suitable housing - usually done with a time limit on how long you would have to find a new home.
- Sell your house with the contingency of leasing it back for a set period of time.
- Use the home equity from your current house.
- Take a loan out from your 401(k).
- Obtain a bridge loan.

BACKGROUND: I grew up in Claremont with my parents, four sisters and many aunts, uncles and cousins. I still enjoy many friendships made during my childhood. I also met my husband, Harry while in high school, started dating at 15 and 17, and have been together since. We were married in 1978, built our first home soon after, which eventually led to the start of our family business, Snow Building Construction.
We have 3 sons now married with children, working in the family business and all living in New London. How lucky I am to have my family so close by!
REAL ESTATE: I decided to get my Real Estate license in 1998, thinking that was a natural
progression from my exposure to the building process. I have been working with The Milestone Team ever since and enjoy working with both Buyers and Sellers, helping them to realize their goals in homeownership.

FAST FACTS: I grew up in Brookline, MA, attended Hobart & William Smith Colleges and graduated from Boston University. After teaching at Colby-Sawyer College (then Colby Junior) I started a 25-year career in the ski industry. I was Ski Patrol Director at King Ridge for 10 years, also handling their marketing and public relations. For the next 15 years I held various management positions at ski resorts in Vermont and New Hampshire. I’ve been at Milestone Real Estate working with clients and customers in rentals and sales for the past 27 years.
INTERESTS: I continue to ski as much as possible and have visited more than 70 areas nationwide. Cross country skiing and snowshoeing with my dog are also fun winter pastimes. In summer I enjoy water sports, golf and hiking. Spending time on Martha’s Vineyard, where my family has a home, is a big part of my life.
FUN FACTS: I started a softball team in New London in the 1970s and there are still a few women around here who played on that team. Writing for a couple of regional and national ski publications is a fun sideline. As I sit at my desk in my home office, I look out at a spectacular view of Mt. Kearsarge!
