There are a number of myths about how real estate actually works. These misbeliefs can hurt your chances of selling at the right price and in a timely manner. Below are a few common misconceptions.
- Overpricing leads to higher offers: Quite the opposite is true. Overpriced homes sit on the market longer and end up with lower offers. They become stale listings and buyers wonder what is wrong with them.
- Spring is the best time to sell: Typically spring & summer were known as the selling season. However, given the lack of homes for sale, any time of the year can be the best time.
- If you get an offer right away then the house was underpriced: A correctly priced home will receive offers right away. After all, isn't the goal to sell the house and not have it sit on the market for weeks on end? Buyers are online constantly looking and are ready to jump when something comes on that fits their needs.
- Homes don't need to be prepped for sale: This couldn't be further from the truth. Most buyers want move-in condition homes. Houses that are decluttered, cleaned, and staged sell faster and for more money.
- Good marketing includes open houses: The reality is only 7% of buyers find their home through an open house.

21 Hilltop Place, New London, NH 03257 | Offered at $389,000 | MLS# 4998795
Sunny and bright one floor living. A particularly nice layout with good privacy, as the bedrooms are at opposite ends of the unit from each other. The living room is spacious and well-ventilated. Here, the propane fireplace and dining area, along with sliding glass doors to the outdoor patio, create a great gathering space. The kitchen is updated (2014) with a casual eating area, attractive cupboards and workspace, plus a bonus separate pantry. If one would like, the third bedroom could make a perfect study/office. The backyard stone patio is surrounded with attractive landscaping and quite private. There is a screened option for the patio (now in the garage) which would need to be assembled by the Hilltop crew. This home is located quite near the entrance/exit to Newport Road, close to Hannaford's, the Post Office, and additional shopping and services.

0 Bunker, New London, NH 03257 | Offered at $195,000 | MLS#4978415
Wishing to build? Here is a great opportunity. A 6.7 acre, lightly wooded, lot on an appealing and attractive residential road. Not far to Town or the Town Beach at Elkins. Great area for walking, biking and running. Spring Ledge's famous Pick Your Own Strawberries are just at the bottom of the hill. New London's Elementary School is just at the top. Really a great location! Where the photos depict the lot boundaries with a red or white line, this is an approximate size and location. There are boundary markers at the road (one being the utility pole closest to the beige Victorian); the other a reddish thin pipe on the lot line of the next property. Walking into the depth of the property, the back line is marked by a stone wall.
