The good news is that new listings are up 10.9% statewide. NH sales thru Aug. 2024 increased 2.5% compared to the same time in 2023 however the median sales price is up 10.9% at $515,000. Houses are basically selling at 101% of their asking price with an average of 27 days on the market.
A more local snapshot, which includes 9 towns in our area, shows that sales jumped 23% thru August compared to the same time in 2023. The median sales price is $530,000 (up 8% from 2023). Homes are on the market an avg. of 32 days and are selling at asking price.
Lawrence Yun, Chief Economist for the Nat’l Assoc. of Realtors said “Homes are sitting on the market a bit longer, and sellers are receiving fewer offers. More buyers are insisting on home inspections and appraisals, and inventory is definitively rising on a national basis.” He also said “Homes priced right are selling very quickly, but homes priced too high are deterring prospective buyers.” This essentially mirrors our local market as we are seeing more price reductions than we’ve seen in a long time.

" About Black Heritage Trail NH: From the docks of Portsmouth, where merchants engaged in the trans-Atlantic slave trade unloaded their cargo, to the northern border with Canada where many escaping captives found their first moment of freedom, the Granite State holds a multitude of stories that mark the milestones of its complex history. For more than 300 years, the lives of African people and their descendants have been a part of New Hampshire’s history. Yet this African American history has long been hidden in the shadows even though Black lives have been intermixing with White lives in highly personal ways. The Black Heritage Trail NH promotes awareness and appreciation of African American history and life in order to build more inclusive communities today. We believe that if we could embrace our shared history, we could heal racial anxiety and misunderstanding -- in our communities, our state and in this country (from Black Heritage Trail NH)."

The John Hay Lyceum at The Fells presents our first annual Writing Festival. Come spend the day with writers from throughout New England to learn from area experts in the field of writing and publishing. Set in the beautiful, historic grounds of The John Hay Estate at the Fells, the workshop includes keynote speaker Jen Ellis, author of Bernie’s Mitten Maker; morning and afternoon small group working sessions on poetry, prose, and process; and a lunch-time panel discussion on The Paths to Publishing. Whether you’re a novice or novelist, poet or procrastinator, this writing festival will give you the chance to develop your craft, connect with other writers, and learn from seasoned professionals."
