Mid-Year Check-In on the NH Market!

We’re halfway through 2025, making it the perfect time to take stock of what’s been happening in NH’s real estate scene.

Home prices are up 5.9% year-to-date thru June, with themedian sale price at $535,000—up from $505,000 in 2024. Homes are taking a bit longer to sell, averaging 31 days on the market, but most are still going for full asking price. There’s also been a small bump in sales: 5,055 homes sold through June, slightly up from 5,008 in 2024. But the most interesting development? Inventory is rising - new listings jumped 19% in June and the total number of homes for sale is up a striking 25.5%. That’s good news for buyers, who are finally seeing more choices and a little more negotiating power. Still, affordability remains a real hurdle, with high home prices and mortgage rates hovering just below 7%. Despite more listings, the state still only has a little over two months’ worth of inventory—a key metric that keeps New Hampshire solidly in a seller’s market.

It's a similar story zooming in on our local market of 8 towns. Sales are up slightly, the median price jumped 10%, reaching $550,000, up from $500,000, and most homes are selling for their asking price. Right now, there are just 84 homes for sale across the 8 towns. In speaking with local agents, many are feeling our local market is softening a bit. Properties are taking longer to sell, and we are seeing more price reductions.
